According to figures from The Rent and Lease Board, which SVT Nyheter Stockholm has requested, received a total of 752 applications during the past year, the majority of which relate to cases in Stockholm.

The expectation is that 2024 will mean an even greater increase in cases when companies that specializes in reclaiming rent and actively pursues cases for private individuals.

Eva Mellander Tell, head of authority at Stockholmsnämnden, expresses concern about the board's capacity to handle the situation without being affected by increased processing times.

– It is repayment cases that cause the most headaches, she tells SVT.

The situation is further complicated by companies such as Unreasonable rent, which see a business opportunity in helping tenants get money back for usurious rents. So far, a large percentage of applicants have been right.

Alban Dautaj, the founder of Unreasonable Rent, is preparing to file another 3,000 new cases.

– It will be better for society and all secondary tenants, he tells SVT.
