Trend break in the housing market

Economy. The real estate agency's latest broker panel shows a possible trend break in the housing market. The advantage for the buyers then decreases in December and the strengthened demand is mainly evident in the big cities.

– There is a different feeling in the housing market after the turn of the year, but it remains to be seen whether it is a persistent trend, comments Johan Engström, CEO of the Real Estate Agency, in a dispatch.

In the Broker Panel, 519 of the company's brokers around the country have answered questions about the situation in the housing market. On the question “For whom is the housing market most advantageous right now” the average was 2.78 on a scale between 0 (the buyers) and 10 (the sellers). This can be compared with 2.36 when the same question was asked in December. The advantage for the buyers has thus decreased and the break in the trend is clear in all three large cities.

– We have had a clear downward trend since April last year – but now it is being broken. The buyers still have the upper hand in the market but it is less than in December. We usually see a tendency like this from December to January, but the difference in the big cities is more than a normal seasonal variation. Our brokers report more people on viewings, an increased willingness to bid and more closings, says Johan Engström.

At the same time, we will most likely get another interest rate increase in February, which could possibly cool the market again, according to Johan Engström.
