Housing price fall when loans are to be repaid

Economics. Housing prices fell broadly in July – something that cannot be explained by normal seasonal patterns. Finansinspektionen has decided that the amortization requirement will be reintroduced on 31 August 2021.

Apartment prices fell in all regions in Sweden in July, with the exception of Stormalmö.

In Greater Stockholm, apartment prices fell by 2.6 percent. House prices fell by 3.4 and 4.4 per cent respectively in Greater Gothenburg and Stormalmö, while they stood more or less still in Greater Stockholm.

The price declines cannot be explained by normal seasonal patterns. This is shown by SBAB's and Booli's price index HPI, which is based on all registered home sales on Booli in July.

– One should be careful about interpreting individual monthly outcomes, but it is becoming more and more clear that we have entered a much calmer situation in the housing market. We have now had two months with red numbers in our metropolitan areas. The negative development for apartments in July cannot be explained by normal seasonal patterns, says Robert Boije, chief economist at SBAB, in a press release.

The falls in house prices in Greater Gothenburg and Stormalmö in July are described as relatively large .

– This follows a period in which house prices have increased significantly more than apartment prices, which can probably be explained by a continued high demand for larger living space during the pandemic. But even for villas, the development now seems to be slowing down, says Robert Boije.
